Relocating to Lubbock's Kings Gate

Get to know Lubbock's neighborhoods before you arrive, and buy with confidence from a distance.

Relocating to Kings Gate: a central, mature setting

Relocating to Kings Gate gives a newcomer something valuable: a location that has become more central as Lubbock has grown. What once felt like south Lubbock is now surrounded by shopping, restaurants, medical services and other mature neighborhoods, with Loop 289 a short drive away.

For finding your way, Kingsgate Center at 82nd and Quaker is the anchor. Locals describe the neighborhood as "around 82nd and Quaker, south toward 98th," between Quaker and Memphis Avenues. Charles A. Guy Park is nearby.

The homes are mostly traditional brick from the 1980s, with mature trees and generous lots. For relocating buyers who want mature surroundings rather than a new subdivision, Kings Gate belongs on the short list.

How I help people moving to Kings Gate

I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. I lived about twenty years on the Texas Gulf Coast before Lubbock, so I remember how it feels to buy in a city you're still learning.

Kings Gate homes vary so much that listing photos can mislead from a distance. On a video walkthrough I'll show you the roofline, the heating and cooling equipment, the electrical panel, any pool or basement and the ground around the foundation. I'll tell you how the rooms connect and whether the rear-entry garage makes daily life easier or harder. My background in architecture and civil design helps me read those things on site.

High Plains soils also behave differently from what many newcomers know, and mature trees near a foundation add questions worth asking during inspection.

Your move to Kings Gate, step by step

  • A planning call. Your start date, work location, budget and how much updating you'll take on.
  • A neighborhood check. Kings Gate against other parts of Lubbock that fit.
  • Financing before travel. A lender pre-approval, so a scouting trip can end with an offer.
  • Our agreement. The Texas buyer representation agreement, explained term by term.
  • Remote walkthroughs. Video tours covering systems, layout and condition.
  • An offer timed to your move. A closing date built around your job start or lease end.
  • A planned option period. Inspectors lined up in advance, with reports reviewed together by phone or video.

Schools: check the district early

School questions come up early in most relocations. Kings Gate is generally associated with Lubbock ISD, and buyers most often ask about Honey Elementary, Evans Middle School and Monterey High School. Verify the assigned campuses for any address with Lubbock ISD.

Buyers sometimes confuse Kings Gate with neighborhoods farther south that are in Lubbock-Cooper ISD. If a listing or website names a different district, check before you rely on it.

You may also see Kings Gate grouped with neighboring Raintree as "Kings Gate-Raintree" in online market data. Treat those combined numbers as a blend of two neighborhoods, not a description of the home you're considering.

Kings Gate or somewhere else in Lubbock?

If you want the largest homes and can be patient, look at relocating to Kings Park, immediately north of 82nd. For a golf-course setting, compare relocating to Lakeridge. For walkable streets and porches, relocating to Vintage Township offers something very different.

Wind and hail are part of West Texas too. Ask insurers how those claims are covered and what the deductible is before you're under contract, especially on a home with an older roof.

Seeing Kings Gate on one visit

If you can make one trip to Lubbock, start at Kingsgate Center at 82nd and Quaker. It gives you the neighborhood's anchor and a feel for everyday errands. From there, drive south toward 98th between Quaker and Memphis, and notice how the streets and trees change from block to block.

Then drive to your new workplace at the time you'd normally make the trip. Kings Gate's central location is one of its strengths, and seeing the commute in person helps you trust it.

Tour the homes on your short list, which we'll have narrowed by video beforehand. Seeing an updated home and a more original one on the same day shows you what the difference in condition means in person. If one is right, your pre-approval and our agreement will already be in place, so you can write an offer before you fly home.

What relocation looks like in Kings Gate

Mature trees, larger lots and a location that has become more central as Lubbock has grown.

The homes
Predominantly traditional brick homes from the late 1970s through the 1990s, most from the 1980s. Floor plans vary considerably. Many have rear-entry garages, substantial living areas and mature landscaping, and larger properties may have pools, basements or multiple living areas.
Why people choose it
Move-up buyers, relocating buyers who want mature surroundings, buyers wanting larger rooms and lots and mature trees, buyers who don't want to live on Lubbock's outer edge, and buyers comfortable evaluating an older home property by property.
Schools people ask about
Lubbock ISD. Buyers ask about Honey Elementary, Evans Middle School and Monterey High School. Verify by address with Lubbock ISD. It is sometimes confused with neighborhoods farther south in Lubbock-Cooper ISD.
Getting around
Southwest Lubbock between Quaker and Memphis Avenues, roughly 82nd to 98th Street. Locals say "around 82nd and Quaker, south toward 98th." Loop 289 is a short drive.
Nearby
Kingsgate Center at 82nd and Quaker, Charles A. Guy Park, and neighboring Lakeridge and Raintree. Shopping, restaurants and medical services all around.
The trade-off
Not cookie-cutter: homes differ in size, condition, lot, garage, pool, basement and renovation. Buyers compare them with smaller, newer homes farther south or west, so sellers have to show the value of location, lot, trees and construction, not only price per square foot.
