What this is

Each feature starts with a real question. Where is construction changing access? What does a new development mean for the homeowners next door? Which business openings are confirmed, and which have only been announced? What do population changes show about housing demand, and what do they not show?

I write these for people deciding where to live, not for people who want to be cheered up. When a project brings disruption, uncertainty or trade-offs, I say so. When a claim cannot be confirmed, I say that too.

How I work

  • Every figure names its source and the date I checked it.
  • I separate what is confirmed from what is projected or only announced.
  • I do not predict home values, and I do not describe neighborhoods by who lives there.
  • I would rather leave a question open than answer it with a guess.
