Buying a home in Uptown West
A clear plan from pre-approval to keys, with a designer's eye on the homes you tour.
What buying a home in Uptown West gets you
Buying a home in Uptown West usually means buying something recent. The neighborhood is made up of newer construction and newer resale homes, with modern layouts and yards you can keep up with on a Saturday morning. For a lot of buyers, that's the whole appeal: a house that works the way people live now, in a part of Lubbock that still feels connected to everything else.
Location carries the other half of the value. Texas Tech, the medical district and Loop 289 are all within reasonable reach of Uptown West. West End shopping and restaurants are close by for everyday errands, and the neighborhood is in Frenship ISD.
What a buyer here is really deciding is which newer home to buy, not whether to buy new. Homes built around the same time can look alike in listing photos and still be very different purchases once you stand in them. The lot, the floor plan, the finishes and the care a home has had since it was built separate the good buys from the ordinary ones.

Why Uptown West buyers work with Shelby Cotton
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC, and Uptown West is one of the Lubbock neighborhoods I work in directly. My approach with buyers here comes from the work I did before real estate: architecture, civil design, subdivision planning and infrastructure mapping.
A design background matters most in a neighborhood of newer homes, because the differences between houses are quieter. I look at how a floor plan will work once your furniture is in it and where the morning and afternoon light lands. Outside, I look at how the lot drains, how the house sits relative to the street and whether the yard is usable space or leftover space.
Newer does not mean problem-free. Lubbock's soils call for a careful look at foundations and drainage on any home, including one built recently. I'll point out what I notice so you know what to ask your inspector, and grading around the house deserves particular attention on a newer lot.
If a brand-new home is on your list, tell me before you visit a builder's model home. We can confirm how that builder handles buyer representation, so you keep your own advocate through the contract, the build and the final walkthrough.
How I'll help you buy your Uptown West home
- Start with the life question. Where you work, how long you plan to stay, and why newer construction appeals to you. Those answers tell us whether Uptown West is the right fit or only one of several.
- Get ready. A lender pre-approval unless you're paying cash, and our Texas buyer representation agreement, explained term by term. Every term is negotiable.
- See what your budget buys here. Real Uptown West homes at your price, compared with what the same money buys in other parts of Lubbock.
- Tour with a short list. Fewer homes, chosen for layout, lot and condition, with my notes on what can change and what can't.
- Write a strategic offer. Price, earnest money, option period, financing and closing date, shaped to win the home and protect you.
- Use the option period well. Usually about seven days for my buyers. Inspections happen here, and on a newer home we'll ask about any remaining builder warranty and the records that come with it.
- Close at the title company. A final walkthrough, then signing and keys.

Questions to ask about any Uptown West home
- How old is the home, exactly? Newer covers a range. A home a few years old and one nearing its first roof replacement are different purchases.
- What was upgraded, and when? Uptown West was built by several local builders, so finishes, appliances and flooring vary from house to house, and those choices show up in the price.
- Where does the water go? Look at the grading, the gutters and the low spots in the yard. On the High Plains, drainage around the foundation deserves attention on every home.
- How does the lot sit? Corner or interior, backing to a street or to another yard. Lot position is one of the few things you can never change.
- Which campuses serve this address? Uptown West is in Frenship ISD. Confirm the assigned schools for a specific address with the district before you buy.
Uptown West compared with the rest of Lubbock
Uptown West makes the most sense for a buyer who wants a newer home without feeling cut off from the older, settled parts of Lubbock. Modern layouts and manageable yards mean less weekend upkeep and systems that are years from replacement. Convenient access to northwest and central Lubbock keeps the daily drive reasonable.
The trade-off in Uptown West is the one every newer neighborhood asks you to weigh. You generally give up the mature trees and larger lots found in older areas. Buyers who want room to spread out, and don't mind updating a house, often compare it with buying in Farrar Estates. Buyers who want porches and sidewalks look at buying in Vintage Township.
Newer homes can carry a higher price per square foot than older homes of similar size, while asking less of you in repairs during the first years. When we compare homes, I'll put both sides of that on the table so the monthly payment and the likely upkeep are clear together.

Frequently Asked Questions
What school district serves Uptown West?
Frenship ISD. Confirm the assigned campuses for a specific address with the district before you make an offer.
Should I buy a brand-new home or a newer resale in Uptown West?
It depends on your timeline and budget. A resale home is ready when you close. A brand-new home lets you choose more, and it's worth confirming how the builder handles buyer representation before your first visit.
Do newer Uptown West homes still need an inspection?
Yes. A newer home can still have drainage, grading or installation issues. The option period, usually about seven days for my buyers, is the time to find them.
