What your Uptown West home is worth

A value built from the homes buyers will actually compare yours to, not an online guess.

Why Uptown West home values need a closer look

Uptown West home values can be harder to read than they look. Newer construction and newer resale homes with modern layouts can seem interchangeable online, so it's tempting to assume they're all worth about the same. Buyers don't treat them that way once they walk through. Lot position, orientation, upgrades and condition all move the price. An online estimate can't see any of them.

Online tools also can't tell which sales a buyer would actually compare to yours. Two homes on the same street with similar square footage may differ by their upgrade package, their backyard or the way the floor plan flows. A useful value accounts for those differences.

New construction adds another layer. If brand-new homes are for sale nearby, buyers will weigh your house against them, and your value has to hold up in that comparison.

How Shelby Cotton prepares an Uptown West value

I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. For an Uptown West home, I start with evidence. I look at recent sales a buyer would genuinely compare to yours and the active listings you'd compete with. I also look at homes nearby that haven't sold, and why.

Then I look at what the numbers miss. My background in architecture, civil design and subdivision planning helps me read the things that separate similar homes. I look at how the lot sits and drains and which way the house faces. I check whether the floor plan works once furniture is in it and how the upgrades compare with a builder's standard finishes. Those details decide which comparable sales are truly comparable.

You'll get a value range with the reasoning behind it, laid out plainly. If you're thinking about selling, we'll also talk about what preparation could add and what isn't worth the money.

What your Uptown West valuation includes

  • The right comparisons. Sales and listings buyers will weigh against your home, adjusted for lot, layout, upgrades and condition.
  • New construction in context. Where your home sits against any brand-new homes buyers are also considering.
  • A value range with reasons. The evidence behind the numbers, so you can see how they were built.
  • What adds value. Which repairs or touch-ups buyers will reward, and which they won't.
  • No obligation. Useful whether you sell next month, next year or not at all.

If you do sell, the value becomes the first step of a pricing strategy. See how I price a home.

What moves value up or down in Uptown West

The lot. Position, size, what the home backs to and how the yard drains are fixed features. They matter as much in a newer neighborhood as anywhere, and they are one of the few ways similar homes truly differ.

Upgrades. With several builders in the neighborhood, finish level separates homes of the same age and size. Buyers notice flooring, counters, fixtures and appliances in the first photo, whether the builder installed them or an owner added them later.

Condition. A buyer expects a newer home to show like one. Wear that would pass in an older area stands out in Uptown West.

Age, even among newer homes. A few years can put a roof, water heater or heating and cooling system closer to replacement, and a buyer's inspector will note it.

Location and schools. Access to Texas Tech, the medical district and Loop 289 is part of Uptown West's value. So are West End shopping and Frenship ISD. Your neighbors share those advantages, so they set the baseline rather than separate your home from theirs.

Before your valuation visit

A few things help me give you a sharper number for a newer home. Gather what you have on the upgrades: the builder's option sheet if you bought new, receipts for anything added since, and the dates of any major work. Upgrades get overlooked in a walkthrough and are hard to prove later, so paper helps.

If any builder warranty is still in effect, find the documents. Remaining coverage can matter to a buyer comparing your home with a brand-new one, and it's worth knowing exactly what's left.

Make a short list of anything you know needs attention. A sticking door, a drainage low spot or a stained ceiling won't surprise me, and knowing about them early lets us decide whether to fix them or price around them.

Finally, tell me your timeline. A value for a sale next month and a value for planning next year serve different purposes. The first needs to be exact about today's competition. The second is about where you stand and what to do in the meantime.

Frequently Asked Questions

What is my Uptown West home worth?

It depends on your lot, layout, upgrades and condition compared with the homes buyers will weigh it against. I'll prepare a value range with the reasoning behind it, at no cost and with no obligation.

Why is my online estimate different from your value?

Online tools can't see your upgrades, your lot or your condition, and they can't tell which sales a buyer would compare to yours.

Does new construction nearby affect my home's value?

It can. Buyers may compare resale homes with new builds, so your value has to hold up against them. I'll show you where your home sits in that comparison.
