Trading up in Uptown West
Sell and buy in the right order, with your numbers worked out first.
Trading up in Uptown West: which direction are you moving?
Trading up in Uptown West can mean two different moves. Some buyers are leaving a starter home elsewhere in Lubbock for newer construction, a modern layout and a yard that asks less of them. Others bought in Uptown West a few years ago and now need more room, which may mean a bigger home here or a move to an older area with larger lots.
Both moves share the same hard question: buy first or sell first? Buying first can mean carrying two mortgages for a while. Selling first can mean finding somewhere to live in between. The answer depends on your equity, your lender and how much overlap you can live with.
The order gets clearer once the numbers are real. What will your current home likely sell for? What will you net after costs? What payment feels comfortable on the next one? Those three answers come before any touring.
Why move-up buyers work with Shelby Cotton
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock, and when you trade up I treat the sale and the purchase as one plan. The sale gets evidence-based pricing, careful preparation and a planned launch. The purchase gets a focused search. The timing between them gets as much attention as either one.
Selling a newer home in Uptown West has its own challenge. Your buyers will compare your house closely with similar homes nearby, most of them built in the same few years. I'll price it against the homes buyers will actually weigh it against, then present what makes yours different: the lot, the upgrades and the way it has been kept. Your listing gets professional photography, video and drone shots where they help, a property website, paid social media ads, email to other agents, neighbor mailers and open houses.
On the buying side, paying for more space only makes sense if the space works. My background in architecture and civil design helps you judge whether a bigger floor plan lives bigger or only measures bigger.
Your trade-up plan, step by step
- Know your equity. A value for your current home built from the sales buyers will compare it to.
- Talk with your lender early. What you qualify for, and whether your sale must close before your purchase can.
- Pick the order. Buy first, sell first, or close both close together, based on your numbers.
- Prepare and launch your current home. Repairs worth doing, staging and professional media, ready before it goes live.
- Search with a definition of more. Another bedroom, a bigger yard, a better layout or a different part of town.
- Line up the closings. Offer terms and closing dates written so the two transactions fit together.

Moving up within Uptown West, or out of it
Staying in Uptown West keeps the things that drew you here. Newer construction and modern layouts stay. So do Frenship ISD and convenient access to Texas Tech, the medical district and Loop 289. A larger home in the neighborhood can add bedrooms and living space without adding much upkeep.
Moving out of Uptown West usually means trading newness for space. Trading up to Lakeridge offers larger homes, mature trees and a golf-course setting. Trading up in Farrar Estates offers generous rooms and lots, sometimes with updating to plan for. Both ask more in upkeep, and both give you a setting newer neighborhoods haven't grown into yet.
The right answer depends on what more means for your household. We'll define it before you tour, so the search stays short.
The numbers that decide your move
Your net from the sale. Likely sale price, minus your loan payoff and selling costs. An optimistic guess here throws off everything after it.
Your next payment. A bigger home usually means a bigger mortgage, higher taxes and higher insurance. Your lender sets the ceiling, and your comfort sets the real limit.
The cost of overlap. Carrying two homes for a month, or renting in between, has a price. Knowing it helps you decide how much flexibility to build into your offer.
Preparation that pays. On a newer home, touch-ups, clean presentation and minor repairs often matter more than any renovation. Every dollar you don't waste on the sale goes toward the next home.
Living in your Uptown West home while it's for sale
Most move-up sellers live in the home while it's on the market, and that takes some planning when you're also touring homes for yourself. A newer home with a manageable yard helps here. There's less outside work to keep up between showings, and a modern layout usually needs less staging to read well.
We'll set showing windows that work for your schedule and for buyers, and plan a routine for getting the house ready on short notice. A basket for the counters, a set time for the dishwasher and a place for the pets during showings make a surprising difference.
If you'd rather not live through showings at all, buying first or arranging to stay in the home briefly after closing may be options, depending on your numbers and your buyer. We'll weigh those together before you list.

Frequently Asked Questions
Should I sell my Uptown West home before buying a bigger one?
It depends on your equity, your lender's requirements and how much overlap you can carry. We work it out with real numbers before you commit to either order.
How do I make my newer home stand out against similar ones?
Price it against the homes buyers will compare it to, then show what's different: the lot, the upgrades and the condition. Professional photos and video make those differences visible online.
Can I stay in Uptown West and still get more space?
It depends on what comes up for sale. A larger Uptown West home keeps newer construction and lower upkeep, and we'll compare it with older areas that offer more lot for the money.
