Downsizing in Vintage Township
Move to less house on your timeline, with the sale and the next home planned together.
Downsizing in Vintage Township: less house, more neighborhood
Downsizing in Vintage Township trades square footage for a walkable life. The cottage-style homes here sit on sidewalks near parks, playgrounds, gathering spaces and a neighborhood pool, and recurring community events make it natural to know your neighbors. For someone leaving a large house with a large yard, it can mean gaining something while giving something up.
The front porch becomes a living space. The sidewalk leads somewhere. Shared spaces take the place of a big private yard you'd otherwise have to maintain.
Downsizing can also happen within the neighborhood, from a larger custom home to a cottage a few streets away. The plan is the same either way: sell well, buy well and time the two together.
How Shelby Cotton helps you downsize
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. When you downsize, I start with your next chapter. What do you want less of? What do you want more of? How do you want an ordinary Tuesday to look?
Choosing a cottage well takes a careful eye, and my background in architecture helps. Front porches often mean steps at the entry, and some homes have more than one level. I'll count the steps from the alley-side garage to the kitchen and check where the main bedroom and laundry sit. I'll also look at storage, since it varies a great deal between smaller homes.
On the selling side, we'll prepare your current home, price it with evidence and launch it with professional media, a property website, paid social media ads, agent email, neighbor mailers and open houses.
Your downsizing plan, step by step
- Picture the next chapter. Where you want to be and what the next home needs to do for you.
- Know your numbers. What your current home is likely to sell for, and what you'll net.
- Choose the order. Buy first or sell first, so you're neither rushed out nor paying for two homes longer than planned.
- Prepare and sell. Repairs worth doing, staging and a planned launch. See the launch plan.
- Find the right cottage. Steps, storage and layout, and how close to the park or pool you want to be.
- Close and move. Two closings lined up at the title company, with the move planned around them.
The citywide approach is on downsizing in Lubbock.
What you give up, and what you gain
Vintage Township's trade-off is space and privacy. Homes sit closer together and closer to the sidewalk, and private yard space is more limited. If you want the quiet of a large lot, Vintage Township isn't the place. If you want less upkeep and more neighborhood, it may be exactly right.
If a newer home with a modern layout matters more than walkability, compare downsizing in Uptown West. If you're leaving a larger home in Lakeridge, a cottage here can be a very different and lighter way of living.
Fitting a household into a cottage
Moving into a cottage usually means choosing carefully what comes along. Start with the new floor plan. Measure the main rooms, note the closets and decide where the largest pieces will go before you sort anything else.
The porch counts as a room, so plan for it. A couple of chairs and a small table may do more for your daily life in Vintage Township than a formal dining set would.
Give the sorting time, and let it help your sale. Rooms with less in them photograph larger and brighter, and a well-edited home shows better in person too.
Selling the larger home you're leaving
If you're downsizing into Vintage Township, you're probably selling a bigger home somewhere else, perhaps one you've lived in for many years. That sale usually decides the budget and the timing for everything that follows, so we plan it first.
A long-held home may need some preparation before it goes on the market. We'll walk it together and sort the work into three piles: what buyers will reward, what an inspector will raise anyway and what isn't worth your money. Then I price it with evidence from the homes buyers will compare it to.
If you're selling a larger custom home inside Vintage Township, your buyer may be someone trading up from a cottage on the next street. We'll price and present your home for that buyer as well as for people coming from elsewhere.
Whichever home you're leaving, we'll set a closing date that gives you time to move without rushing, and line it up with the purchase of your cottage where we can.

Frequently Asked Questions
Should I check for stairs in a Vintage Township cottage?
Yes. Front porches often mean steps at the entry, and some homes have more than one level. We'll count the steps at every entry and check where the main bedroom and laundry are.
Will I miss having a big yard?
Some people do. The trade-off is less upkeep and shared spaces like parks and a neighborhood pool close by. Walking the neighborhood first is the best way to know.
Can I downsize within Vintage Township?
Yes, from a larger custom home to a cottage, when the right one comes up. The plan is the same: sell well, buy well and time the two together.
Vintage Township
What downsizing looks like in Vintage Township
A neighborhood built around community, architecture, and the way people live outside the front door.
- The homes
- Cottage-style residences to larger custom homes, with distinctive architecture, front porches and alley-loaded garages. Development began around 2007; most homes date from the late 2000s forward. Includes the Estates at Vintage.
- Why people choose it
- Buyers who care about architecture, front-porch living, walkability, neighborhood interaction and a community with a distinct identity. Especially appealing to buyers relocating from a larger metro area.
- Schools people ask about
- Lubbock-Cooper ISD. Buyers ask about Liberty High School and Lubbock-Cooper West Elementary. Verify the campus for each address with LCISD.
- Getting around
- South of 114th Street, between roughly Quaker Avenue and Utica. Walkable streets with sidewalks.
- Nearby
- Parks, playgrounds, a neighborhood pool, gathering spaces and recurring community events. H-E-B nearby on the Quaker and 114th side.
- The trade-off
- A small town within the city, with smaller lots and an HOA/community structure that appeal strongly to some buyers but not everyone. Sellers need the right buyer, and pricing against conventional subdivisions can mislead.
