First-time buyers in Lakeridge
Know what your budget really buys and what a home will cost to own before you fall for one.
Can first-time buyers in Lakeridge make it work?
First-time buyers in Lakeridge are less common than in some parts of Lubbock, because the neighborhood is known for larger homes around a golf course. That doesn't rule it out. Lakeridge homes range considerably in size, condition and level of renovation, and a home that hasn't been updated can sometimes put the neighborhood within reach.
The question for a first-time buyer is whether you're ready for what a larger, older home asks of you. Bigger homes mean bigger utility bills, more roof and more yard. Original systems may be closer to replacement. A first purchase here works best when your budget leaves room for those costs, not only the monthly payment.
If the answer is yes, you get something most first homes don't offer: mature trees, distinctive architecture and a setting that would take decades to recreate.

Why first-time buyers work with Shelby Cotton
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. With first-time buyers, my job is mostly teaching. I'd rather you understand why each step matters than follow along without knowing.
In Lakeridge that teaching includes the house itself. My background in architecture and civil design lets me show you what a first-time buyer usually can't see yet. Which parts of an older home are cosmetic and cheap to change? Which are structural or mechanical and expensive? How old is the roof? How does the lot drain around the foundation?
I'll help you weigh a home you love against the work it will need. Sometimes the right answer is a Lakeridge home with good bones and dated finishes. Sometimes it's a different neighborhood until your savings catch up. Either way, you'll decide with your eyes open.
Your first Lakeridge purchase, step by step
- Rent or buy. Whether buying makes sense now, given your plans and savings.
- Pre-approval plus a reserve. What a lender will approve, and how much you'll keep aside for repairs on an older home.
- Our agreement. The Texas buyer representation agreement, explained term by term. Every term is negotiable.
- A reality check. Which Lakeridge homes your budget reaches, and what condition they tend to be in.
- Touring. A short list, with my notes on what's cosmetic and what's costly.
- Your offer. Earnest money of typically 1% to 3%, held by the title company.
- The option period. Usually about seven days for my buyers, and the most important week of a first purchase on an older home.
- Closing. At the title company, usually with no attorney required.
More detail is on how I help you buy and first-time home buyers in Lubbock.
Cosmetic work versus costly work
The best first-time buys in a neighborhood like Lakeridge are often homes that look dated and are otherwise sound. Paint, light fixtures, flooring and cabinet hardware change a home's feel for a modest cost, and you can do them over time.
The costly items are the ones to price before you offer. A roof, a heating and cooling system, a water heater and foundation repair can each take a real bite out of your savings. On a larger home, they cost more than on a small one.
Before you fall for a Lakeridge home, we'll look at the age and condition of those big items. A home with an old kitchen and a new roof may be a better first purchase than one with a new kitchen and an old roof, even if the photos say otherwise.
Running costs of a bigger first home
First-time buyers usually compare a mortgage payment with their rent. In Lakeridge, that comparison leaves out too much. A larger home costs more to run every month, whatever you paid for it.
Utilities. More square footage means more space to heat in winter and cool in summer. Ask the seller for recent utility bills so you know what to expect.
Insurance. A bigger home and a bigger roof cost more to insure. In West Texas, ask how wind and hail damage are covered and what the deductible is for those claims.
Taxes. Property taxes follow the home's value and belong in your monthly number from the start.
The yard and trees. Mature trees need trimming, and larger lots need more care. Decide whether you'll do the work or pay for it.
Add those up with the payment before you decide. If the total still fits comfortably, Lakeridge can be a first home you grow into rather than out of.
Other places to start
If Lakeridge stretches your budget further than you'd like, compare it with first-time buying in Remington Park, with tree-lined streets and more usable space for the money. First homes in Farrar Estates offer generous rooms and lots, sometimes with room to improve. Starting there and moving up to Lakeridge later is a sensible path for many buyers.

Frequently Asked Questions
Is Lakeridge a realistic first neighborhood?
It can be, especially with a home that needs updating. The key is a budget that covers repairs and the higher running costs of a larger home, not only the payment.
What should a first-time buyer check on an older Lakeridge home?
The age and condition of the roof, heating and cooling, water heater and foundation. Those cost far more to replace than finishes.
How much should I keep in reserve after closing?
Enough to handle a major repair without strain. We'll talk through a number that fits the age and size of the home you're considering.
