First-time buyers in Uptown West
Know what your budget really buys and what a home will cost to own before you fall for one.
What first-time buyers in Uptown West should know
For first-time buyers in Uptown West, the biggest draw is often what you won't have to fix. Newer construction and newer resale homes tend to arrive with modern layouts, systems that are years from replacement and yards small enough to keep up with while you learn what owning involves. When your savings are going into a down payment and closing costs, fewer surprise repairs in the first few years is worth a lot.
The other side of the ledger is price. A newer home can cost more per square foot than an older home of similar size elsewhere in Lubbock. Your first budget conversation will show whether Uptown West fits comfortably or only on paper, and I'd rather you know that before you tour than after you fall for a kitchen.
Location helps a first purchase too. Texas Tech, the medical district and Loop 289 are a reasonable drive from Uptown West. West End shopping and restaurants are close for errands while your new routines take shape.

Why first-time buyers choose Shelby Cotton
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. With first-time buyers, most of my work is teaching. A buyer who understands each step makes calmer decisions, and calm decisions are usually better ones.
My background in architecture and civil design helps me show you things a first-time buyer usually can't see yet. In a neighborhood of newer homes, those things are often small. A living room that looks open in photos may have nowhere to put a couch. A bedroom may share a wall with the laundry. A yard may slope toward the slab instead of away from it. I'll point these out as we go, so you can weigh them against what you love.
You'll also get plain explanations of the words that trip people up. Pre-approval, option period, earnest money and title company all make sense once someone walks you through them outside the pressure of a negotiation.
Your first Uptown West purchase, step by step
- Decide if now is the time. We look at your plans, your savings and your likely monthly payment against what you pay in rent.
- Talk with a lender. A pre-approval shows what you can borrow. We'll talk about what you're comfortable spending, which can be less.
- Sign our agreement. Texas buyers sign a buyer representation agreement before touring. I'll explain every term first, and every term is negotiable.
- Test your budget in Uptown West. Real homes here at your price, next to what the same money buys nearby.
- Tour a short list. Homes chosen for layout, lot and condition.
- Make your offer. When it's accepted, earnest money of typically 1% to 3% of the price goes to the title company.
- Inspect during the option period. Usually about seven days for my buyers. A newer home still gets a full inspection.
- Close. At the title company, usually with no attorney required.
Each step is explained in more depth on my how I help you buy page and on first-time home buyers in Lubbock.
Is Uptown West the right first neighborhood?
Uptown West fits a first-time buyer who values low upkeep and a modern floor plan more than yard space or mature trees. If you work near Texas Tech or the medical district, the location is a practical bonus. The neighborhood is in Frenship ISD, and assigned campuses for any address should be confirmed with the district.
First-time buyers who want more square footage for the money often compare Uptown West with first-time buying in Remington Park. Homes there aren't the newest in town, and the streets are tree-lined with a neighborhood park and lake. Buyers drawn to front porches and sidewalks might look at first homes in Vintage Township.
Three questions usually settle the choice. How long will you stay? How much of your budget do you want in the house and how much in reserve? How much of your free time do you want to spend on upkeep?
Buy a first home you can sell later
Most first homes are not forever homes, so it pays to think about your eventual buyer on the day you buy. In Uptown West, that buyer will be comparing your house with other newer homes, and possibly with brand-new ones. The features that help you sell later are the same ones that make daily life better now.
A lot that drains well and doesn't back up to a busy road will always be easier to defend on price. A floor plan with a sensible flow from garage to kitchen to living space appeals to almost everyone. Finishes you can update later matter less than the things you can't change.
When we tour, I'll point out which homes will likely hold their appeal when newer ones keep coming onto the market, and which ones depend on staying the newest house on the street.
Costs first-time buyers forget in a newer home
Newer homes lower some costs and not others. Property taxes and homeowner's insurance arrive with every home, new or old, and they belong in the monthly number you compare to rent. In West Texas, ask any insurer how wind and hail damage are covered and what the deductible is for those claims.
A home that's only a few years old may also be missing things the seller took with them or never added, like window coverings or a finished backyard. Budget a little for those so move-in month doesn't strain your savings.
Keep a repair reserve anyway. Water heaters, appliances and heating and cooling parts fail on their own schedule, and a small fund turns a bad week into a minor one.

Frequently Asked Questions
Can I afford a newer home in Uptown West as a first-time buyer?
It depends on your pre-approval, your savings and the monthly payment you're comfortable with. We'll compare real Uptown West homes at your price with other parts of Lubbock before you tour.
Is a newer home a safer first purchase?
It often means fewer near-term repairs, but it isn't a guarantee. A full inspection during the option period is still the way to know what you're buying.
How much earnest money will I need in Uptown West?
Typically 1% to 3% of the purchase price, held by the title company and credited toward your purchase at closing.
