Moving to Lubbock: choosing a Lubbock neighborhood from out of town

Get to know Lubbock's neighborhoods before you arrive, and buy with confidence from a distance.

Choosing a part of town you've never lived in

Moving to Lubbock usually comes with a date attached. A job at Texas Tech or in the medical district, a transfer or a family move. You may have a few days to see the city, or none at all. The challenge is choosing a neighborhood you've never lived in, and choosing it well.

The good news is that Lubbock organizes itself clearly once you know the landmarks. Texas Tech, the medical district and Loop 289 shape most daily drives. The neighborhoods fall into recognizable types: newer homes on the growing edges, older streets with mature trees, a golf-course community and a neighborhood built around front porches.

My job is to shrink the city to the two or three areas that fit you, before you spend a single day touring.

Why relocating buyers work with Shelby Cotton

I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC. I've also completed eXp's Relocation Certification Program. I know what it's like to move to a place with different ground and different weather. I lived about twenty years on the Gulf Coast before Lubbock, and the High Plains ask different things of a house.

When you can't be here, I'll see homes for you and tell you what photos don't show. I'll describe how the layout feels, what the street is like and what's nearby. I'll also flag anything about the lot, drainage or foundation that deserves a closer look.

How I'll plan your move to Lubbock

  • Map your routine. Where you'll work or study, and how you'll spend weekends.
  • Get financing ready early. A pre-approval before you arrive saves precious days.
  • Narrow the city. Two or three neighborhoods that fit your drive, home preference and school district.
  • Tour efficiently. A planned trip, with homes seen from a distance first where it helps.
  • Offer with confidence. Offers shaped around your move date and the seller's priorities.
  • Close around your start date. Closing and possession timed to your arrival. See how I help you buy.

Lubbock neighborhoods for newcomers

If you're coming from a larger metro and miss walkable streets, Vintage Township may feel familiar. Front porches, sidewalks, a neighborhood pool and community events give it a small-town feel. It sits south of 114th Street in Lubbock-Cooper ISD.

If you want a newer home and a manageable drive to central and northwest Lubbock, look at Uptown West. It's mostly 2020s construction near Erskine and Frankford, in Frenship ISD, with Texas Tech and the medical district reasonably accessible.

If you want mature trees and a central southwest location, Kings Gate and Lakeridge offer larger established homes around 82nd Street, with shopping and services close by.

If convenience comes first, Remington Park sits near Loop 289, which puts much of the city within a short drive.

What's different about buying in Lubbock

The ground. High Plains soils behave differently from coastal clay and many other soils. Foundations and drainage deserve a careful inspection here, and I'll help you know what to ask.

School districts don't follow the city line. Lubbock neighborhoods fall in Frenship ISD, Lubbock ISD and Lubbock-Cooper ISD. If schools matter to you, we'll confirm the district and campus for each address with the district itself.

The Texas buying process. Buyers sign a buyer representation agreement before touring, and offers include an option period for inspections. Closings happen at a title company. I'll explain each step before it arrives, so nothing is new when it matters.

If you're coming from the Gulf Coast, as I did, the change in climate and ground is real. It's also one of the reasons the right Lubbock home can be a very good one.

Planning your house-hunting trip

A relocation trip goes further when the homework happens before you arrive. Here's how I set one up.

Before the trip. We agree on two or three neighborhoods and a price range. I send you homes that fit, and we rule some out from a distance. For the ones that look promising, I can visit first and tell you what the photos leave out.

During the trip. We see the short list in person, grouped by part of town to save driving. We'll also drive your future commute at the hour you'd make it. That might be to Texas Tech, the medical district or across Loop 289.

Ready to write. With your pre-approval in hand, you can write an offer before you fly home if the right house turns up. If it doesn't, you'll leave knowing exactly which part of Lubbock you want. Future homes can then be judged much faster.

After the trip. We keep searching, and I keep seeing homes for you. Inspections, the option period and closing can be coordinated from wherever you are.
