Sell and buy in the right order, with your numbers worked out first.
Trading up in Remington Park with value in mind
Trading up in Remington Park suits a buyer who wants more house without paying for the newest house. Move-up buyers who watch value closely are one of the groups the neighborhood draws, because usable square footage, mature trees and a central location come at a price newer neighborhoods rarely match.
For some, the move up is from an apartment-sized starter home into a Remington Park home with another bedroom or a real yard. For others, it's a move within the neighborhood to a larger or better-updated home near the park and lake.
Either way, the plan starts with two numbers: what your current home will net, and what payment you're comfortable carrying on the next one. The order of the move follows from those.
Why move-up buyers work with Shelby Cotton
I'm Shelby Cotton, a REALTOR® with eXp Realty, LLC in Lubbock. When you trade up, I plan your sale and your purchase together. Pricing, preparation and launch on one side, a focused search on the other, and the timing between them managed as carefully as either price.
Value-minded buyers compare carefully, and so do I. My background in architecture and civil design helps you see whether a larger Remington Park home actually gives you more usable space, or only more hallway. I'll also look at the roof, systems and foundation, so a bigger house doesn't come with a bigger surprise.
Your current home gets evidence-based pricing and a planned launch: professional photography, video and drone shots where they help, a property website, paid social media ads, agent email, neighbor mailers and open houses.
Your trade-up plan, step by step
- Know your equity. What your current home is likely to sell for, based on the homes buyers will compare it to.
- Talk with your lender early. What you qualify for and whether your sale must close first.
- Choose the order. Buy first, sell first or close both close together.
- Prepare and launch your current home. Repairs worth doing, staging and professional media.
- Search for usable space. Remington Park homes that add the room you need, in the condition you can live with.
- Line up the closings. Offer terms and dates written to fit your sale.
The seller side is on how I price a home, the buyer side on how I help you buy, and the full approach on trading up in Lubbock.
Moving up within Remington Park
If you already live in Remington Park, moving up without leaving has clear advantages. You keep your routes, your stores and your walks by the lake. You know which streets you like. And you know firsthand how the neighborhood's homes have held up.
A move within the neighborhood also means your sale and your purchase are priced against some of the same recent sales. I'll help you read those comparisons from both sides, so your list price and your offer rest on the same evidence.
A larger Remington Park home may come fully updated or with original finishes. If it needs work, we'll put a realistic cost on the updates you'd want and include it in the plan, so the move up doesn't stretch you further than you meant.
The numbers that decide a value-minded move
Your net. Likely sale price, minus your loan payoff and selling costs.
The new payment. Mortgage, taxes and insurance on the next home. Your lender sets the ceiling, and your comfort sets the real number.
The cost of updates. If the larger home is original, what you'd spend to make it yours, and when.
The overlap. What it costs to carry both homes briefly, or to rent in between.
When those four add up, the move is a plan rather than a stretch. If they don't, we'll look at what would change them, whether that's preparation on your current home, a different target price or another neighborhood like Farrar Estates or Lakeridge.
Getting your current home ready to sell
The home you're leaving pays for the move up, so it deserves a real plan. Buyers of starter homes tend to be careful with money, and they notice every repair a house needs. A home that answers their questions before they ask them can draw stronger offers.
Walk through your home the way an inspector would. Fix drips, loose handrails, worn caulk and anything that doesn't open or close properly. Freshen paint where it's scuffed. Clear out enough that each room shows its real size, which also gets a head start on your packing.
Outside, trim the trees back from the roof, clean the gutters and tidy the beds. The first photo of your home is the front of the house, and it sets the tone for everything after it.
Then we'll time the launch. If your purchase depends on your sale, we'll list early enough that the two closings can line up without rushing you into the wrong house.

What trading up looks like in Remington Park
Established, convenient, approachable, and surprisingly well positioned.
- The homes
- Primarily single-family homes on tree-lined streets, traditional ranch-style and newer-traditional. Median year built around 1995, so largely 1990s-era housing.
- Why people choose it
- First- and second-time buyers, move-up buyers watching value closely, and relocating buyers wanting convenient access to the rest of the city.
- Schools people ask about
- Whiteside Elementary, Irons Middle School and Coronado High School are commonly associated with Remington Park. Verify boundaries for each address.
- Getting around
- Southwest Lubbock near Loop 289. Reference points: Slide Road, 73rd Street, Loop 289 and Remington Park itself. Loop 289 makes much of the city reachable without a long cross-town commute.
- Nearby
- A neighborhood park and lake; the South Plains Mall and nearby commercial area.
- The trade-off
- Location, usable square footage and value over owning the newest house. Sellers compete with both older southwest Lubbock homes and newer construction; a dated home priced close to newer options loses ground.
